5. MAINTENANCE & REPAIRS
5.1 The Tenant shall maintain the interior of the premises in good repair and condition throughout the Term. The Tenant is responsible for all internal fixtures, fittings, and equipment, including air conditioning units, plumbing fittings, and internal electrical installations. The Landlord shall be responsible for structural repairs and the exterior of the building.
7. RENT REVIEW
7.1 The rent shall be reviewed on the 1st of March each year commencing 2024. Reviews shall be calculated by reference to the Consumer Price Index (CPI) with a minimum increase of 2% and a maximum of 5% per annum. Written notice of the reviewed rent shall be provided no less than 60 days prior to each review date.
9. INSURANCE
9.1 The Tenant shall at all times during the Term maintain, at its own cost: (a) public liability insurance of not less than $10,000,000; (b) plate glass insurance for all glazing on the premises; (c) insurance covering all Tenant's fixtures and fittings. Evidence of insurance must be provided to the Landlord annually.
11. ASSIGNMENT & SUBLETTING
11.1 The Tenant shall not assign or sublet without prior written consent...
